Le Bain Project in Newstead: 17-Storey Residential & 5-Storey Office

The stunning Le Bain consists of a new 17-storey residential building and a 5-storey commercial office building sharing basement carparking. The sculptural landmark features a signature wellness rooftop with luxury amenities and award-winning craftsmanship.

Le Bain was designed respecting the luxury Wyandra Street locale, ensuring it enhanced the streetscape and integrated comfortably between its neighbours.

Our fire design enabled the buildings to be constructed within close proximity of each other. We successfully demonstrated performance based separation of buildings by the inclusion of external protection in specific locations. Our design included common fire services infrastructure for both towers, with a simplified interconnection between them. The wet fire systems infrastructure was modelled in Revit to LOD300.

Le Bain received several accolades at the 2020 UDIA Queensland Awards for Excellence with several award wins: High Density Development (over 10 storeys), Design Excellence and President’s Award Finalist.
